The GHFA is designed to help put low to middle income Georgians into homes through buying and renting. By coordinating with local builders, developers, and banks, new home buyers can find a location that works for them.
The Georgia Department of Community Affairs (DCA) was created in 1977 to serve as an advocate for local governments. On July 1, 1996, the Governor and General Assembly merged the Georgia Housing and Finance Authority (GHFA) with the Department of Community Affairs. Today, DCA operates a host of state and federal grant programs; serves as the state's lead agency in housing finance and development; promulgates building codes to be adopted by local governments; provides comprehensive planning, technical and research assistance to local governments; and serves as the lead agency for the state's solid waste reduction efforts.

Georgia Department of Community Affairs (DCA) Commissioner Mike Beatty announced today the award of more than $20 million in federal housing tax credits to 35 affordable rental housing developments throughout Georgia. A complete list of the projects is provided at the end of this news release.
Promoting affordable housing options is one of DCA's strategic objectives. Federal and state tax credits offer a valuable financing tool that supports developer efforts to both build affordable housing in communities where housing needs are greatest and meet required business objectives, said Commissioner Mike Beatty.
Enacted in 1986, the federal housing tax credit program (officially known by the U. S. Internal Revenue Service as the Low Income Housing Tax Credit Program) provides opportunities for developers to build mixed income communities using tax credits as a financing tool. Mixed income properties provide both market rate and lower than market rate units in order to provide more access to affordable rental housing for citizens with limited income.
